Web design for bond cleaners and end of lease cleaners

Five visitors, all against a date

Enquiries cluster in the last weeks of a tenancy. The site has to show how soon a slot is free.

You cannot tell a tenant they must hire a professional

Consumer Affairs Victoria and the Queensland RTA

In Victoria, for agreements signed from 29 March 2021, a rental provider cannot require professional cleaning unless the property must be returned to its starting condition or is in a state that needs it. In Queensland, the managing party cannot require a specific cleaner or carpet cleaner.

The site never says that a landlord requires a professional clean. It says the standard is the condition on the entry report, less fair wear and tear, and offers the clean as a way to save time. Carpet pages say a receipt is issued, because a property manager may ask for one.

Read the Victorian rule

A site that works to a date

The first thing a tenant looks for is whether you can come before the handover. We put the next free dates near the form and ask for the move-out date in the comment. A tenant with three weeks left can book. A tenant with two days left can see whether you do a fast re-clean.

Price comes next, shown by bedroom count with the extras listed by name. Searches name the bedroom count, as in bond clean price for a 3 bedroom house, so the page prices the same way. Carpets and the oven are options, with a clear line on what each includes.

The scope list is the page

A checklist of what you clean, room by room, answers the most common worry, which is what happens if the agent finds something missed. It also gives the visitor something to carry through the clean if they decide to do it themselves. A useful checklist earns trust even from the people who then do the clean themselves.

Receipts and proof

A carpet clean gets a receipt, because a property manager may ask for it. Your ABN and business name sit in the footer. We use no logos of Fair Trading, the real estate institute or a tenants' union. The NSW case on this is in the FAQ.

Why the guarantee wording matters

Victoria publishes what happens to bonds at the end. A cleaner does not control that outcome.

A home services site we have built

We run no bond cleaning site yet. Wollongong Service Company is a home services business with a booking form and a service area. It shows how we build, not a bond cleaning result.

Web design for bond cleaners: your questions

Should the site say bond clean or end of lease clean?
Both. Google Trends shows end of lease cleaning is the bigger phrase for the job, and bond cleaners is the bigger phrase for the person. Queensland and the Northern Territory lean to bond, WA uses vacate clean, and SA also says exit clean. The title and headings carry both, and state sections use the local word.
What should a bond back guarantee say?
What you will do and for how long, for example a free re-clean of items the agent lists within a stated number of days of the inspection. It cannot promise that the bond will be returned, because the agent, the condition report and any tribunal decide that. Put the limits next to the headline.
Is there an ACCC rule specific to bond back guarantees?
We found none. The general rule applies, which is section 29 of the Australian Consumer Law on false or misleading claims about a service or a guarantee. A NSW cleaner was sentenced on 30 September 2026 over false claims in end of lease cleaning advertising.
Can the form ask for the move-out date?
Yes, in the comment. The form stays at a name, a phone number or an email, and a comment, and the date, suburb and bedrooms go in the comment where the visitor adds them.
How does the site show how soon you can come?
A line near the form that says the next free dates, kept current by you. A tenant three weeks from handover reads that line before anything else.
Do I put the carpet clean and pest treatment on the same page?
Bundles are searched, so list them, but keep each job's scope separate. Pest treatment needs its own licence, so only list it if you hold one or partner with someone who does, and say which.
What do I say about keys and re-entry?
WA Consumer Protection notes a cleaner cannot go back in once the tenant has returned the keys. If your re-clean window closes at key return, say so in the guarantee.
