What a bond back headline may say

ACCC and state fair trading regulators

Section 29 of the Australian Consumer Law bans false or misleading representations about a service, a price or a guarantee. We found no ACCC guidance specific to bond back guarantees, so the general rule applies. In Victoria in 2024-25, 65% of bond repayments went in full to the renter, 10% in full to the rental provider and 25% were shared, so the outcome is not the cleaner's to promise.

A headline can promise what you will do, such as a free re-clean of items the agent lists within a stated number of days. It cannot promise the bond. Put the window and the exclusions in the same view, in an ad extension or on the landing page above the fold. The NSW Fair Trading prosecution of 30 September 2026 is an example of how a regulator treats false claims in end of lease cleaning.

Ad groups by the state's word

One ad group per local term keeps the headline matching what was typed. Negatives keep out the people who want to do it themselves or work in the trade.

One click, one deadline

An end of lease searcher has a handover date and a list from the agent, or a fear of one. They click one or two ads and ring the first that sounds sure. The ad needs the local word, a price signal and one line that says what you do if the agent finds something. The landing page repeats that line with its limits and shows the next free date.

Price by bedroom

Searches name the bedroom count. We write ad copy and extensions that show a price by size where you can stand behind it, and send the click to a page that lists what is included. Carpets and the oven are options, and the ad does not hide that.

What we watch

In the first weeks we read the search terms every week. The mix of DIY, jobs and supply terms shows up fast, and the negative list grows from it. We then look at which suburbs and hours produce booked jobs, and which produce calls with no job at the end.

The money

A bond clean is a single job, so the budget follows the value of one booking and the share of leads that book. We do not promise a cost per lead before we have seen real clicks in your area.

Radius around the depot, presence only

Local

People who move out are physically in the area. Choose presence, not presence or interest, so an interstate searcher does not click.

  • A radius of roughly 15 to 25 minutes from where the day starts
  • Brisbane north and south, the Gold Coast and the Sunshine Coast can be separate campaigns with separate budgets
  • Ad schedule follows who answers the phone, unless the form covers the gaps
  • Call extensions on, with the number tracked

A home services Ads account we run

We run no bond cleaning account yet. This home services business has an Ads account we manage, with figures from its own analytics. It shows how we set up tracking, not what a bond cleaner would see.

Google Ads for bond cleaners: your questions

How fast does an end of lease ad pay back?
It depends on the cost per click and the share of clicks that book. A bond clean is usually a single job per customer, so one job has to cover the cost of the leads, including the ones that did not book. We work out the ceiling from your price, and we measure your own booking rate before we scale.
Should I advertise a bond back guarantee?
Only with the limits on the page. Say what you will do and when the window closes. WA Consumer Protection notes that a cleaner cannot re-enter once the tenant returns the keys, so a re-clean promise usually ends there.
What is the safest wording for the guarantee?
Free re-clean of items listed by the agent within a set number of days of the inspection, subject to the terms shown. Avoid 100% bond back and guaranteed to pass.
Do I need ads in every state's word?
Only where you work. A Brisbane operator needs bond. A Melbourne operator needs end of lease. A Perth operator needs vacate. If you cover a border area, run both groups.
Should I pay for clicks from people doing the clean themselves?
Not on the paid campaign. A checklist page ranks without ads, and DIY terms in the negative list stop you paying for them.
How should we track bookings?
Count the call from the ad, the tap on the number and the form as separate events, and tag the booked jobs afterward so bidding learns which clicks turned into work. Keep the form to a name, a phone or an email, and a comment.
Do ads for bond cleaning get seasonal?
Only a little. Trends data shows a swing of about 20% over the year, with peaks in January, July and November. The lease end date moves demand more than the calendar does.
Can I show reviews in ads?
Only genuine ones, and never edited. The ACCC says businesses must not post fake reviews or leave known fake reviews up.
